STAY549

Terms & Conditions

Version: October 14, 2026 · Winnipeg, Manitoba

1. About these terms

These Terms and Conditions apply to accommodation and services at Stay549, 549 Coventry Road, Winnipeg, Manitoba, Canada, R3R 1B5. In these terms, “we” means Stay549 and “you” means the guest. All times are Winnipeg local time and all amounts are Canadian dollars (CAD).

The terms provided when you book, your reservation confirmation and any rate-specific conditions disclosed before booking form your agreement. The confirmed rate-specific payment and cancellation conditions take priority over the general conditions below. Mandatory legal rights always apply. These terms cover Stay549 in Winnipeg only.

The primary guest must provide accurate booking details, register every member of the party and share these rules with them. Each guest must follow the property rules. The primary guest is responsible for agreed reservation charges and for damage caused by their party to the extent permitted by law.

2. Rates, taxes & payment

Your booking summary must identify the room rate, whether taxes are included, any mandatory fees and the total payable before you confirm. Optional services and additional charges must be disclosed and accepted before purchase. Government tax changes apply only as required by law.

Payment amounts and due dates are those disclosed at booking. Any security deposit or card pre-authorization, including its amount and purpose, will be disclosed before it is taken. A pre-authorization is a temporary hold, not a payment; release timing depends on your card issuer.

We may refuse check-in or cancel a reservation for non-payment after reasonable notice, or where there are reasonable grounds to suspect fraud. Extensions and additional rooms require our confirmation and are charged at the rates agreed at the time of the change.

3. Cancellations, changes & no-shows

No-shows are subject to the full reservation charge, with no refund, except where a refund is required by law.

Bookings made 45 days or more before the scheduled arrival date are subject to the full reservation charge and are non-refundable if cancelled, except where a refund is required by law. This rule takes priority over the general 24-hour cancellation policy below.

For bookings made fewer than 45 days before arrival, unless your confirmed rate states otherwise, cancellations received at least 24 hours before the scheduled 2:00 p.m. check-in time are eligible for a refund of accommodation payments. The deadline is 2:00 p.m. on the day before arrival. Cancellations received after that deadline are subject to the full reservation charge, with no refund, except where required by law.

Changes and early departures do not automatically qualify for a refund; request any adjustment directly with Stay549.

For third-party bookings, use the booking provider’s required cancellation or change process. Your confirmed rate and the provider’s disclosed conditions apply. Keep your cancellation confirmation. Contact us promptly if you do not receive one.

4. Check-in, check-out & registration

Check-in begins at 2:00 p.m. and check-out is by 10:00 a.m. Early arrival and late check-out require advance approval; any fee will be agreed beforehand. Follow the arrival instructions in your confirmation.

Stay549 is an adults-only property for guests aged 18 and over, subject to applicable human rights law. Government-issued identification and proof of age may be requested. Do not exceed the confirmed room occupancy or share keys, access codes or entry instructions with unauthorized people.

5. Visitors, day passes & events

Unregistered guests are not permitted onsite. Visitors may attend only with advance approval and registration. Limited paid day passes may be offered from June through September, subject to capacity, availability and separate conditions.

Parties, unauthorized gatherings and disruptive activities are prohibited. Stay549-hosted activities remain subject to quiet hours and safety rules. Shared amenities are for registered guests and approved pass holders; a room booking does not provide exclusive use unless expressly confirmed.

6. Quiet hours & respectful conduct

Quiet hours are 10:00 p.m. to 8:00 a.m. Shared kitchens, lounges and outdoor common areas close at 10:00 p.m.; amenities with an earlier closing time close at that earlier time. Any seasonal exception must be expressly communicated by Stay549.

Keep voices, music, televisions, calls and movement quiet enough not to disturb others. In-room jetted tubs must not be operated after 10:00 p.m. Please minimize late-night trips to vehicles and avoid slamming doors.

Respect other guests, staff and neighbours. Harassment, threats, violence, illegal activity and unsafe behaviour are prohibited. Keep shared spaces clean, follow posted instructions and do not tamper with safety equipment.

7. Smoking, vaping & pets

Smoking and vaping, including tobacco and cannabis, are prohibited indoors and in shared amenity areas. Smudging, incense and other smoke-producing activities require advance discussion with management so that any accommodation obligations can be assessed. Smoke only in an outdoor location designated by Stay549.

Smoking violations may result in a CAD $500 cleaning charge and termination of the stay under section 17. Pets are not permitted. Service animals are accommodated as required by law and are not subject to pet fees.

Unauthorized pets must be removed. A CAD $500 cleaning charge may apply where additional cleaning is required because of an unauthorized pet. We will document the reason for cleaning charges and will not charge twice for the same loss. Actual damage caused by an animal is handled under section 16.

8. Seasonal hours & availability

Outdoor pool: normally open June through September, weather permitting. Monday–Thursday: 10:00 a.m.–9:00 p.m. Friday–Sunday: 10:00 a.m.–10:00 p.m. Opening and closing dates depend on weather and safe operating conditions.

Hot tub, September–May: 6:00–9:00 p.m., Monday–Saturday. Sunday availability must be confirmed with Stay549. Hot tub, June–August: 10:00 a.m.–10:00 p.m., subject to posted operating hours.

Any approved private session requires a separate booking and confirmation. It does not authorize other guests to remain after closing. Pool, hot tub and sauna access may be restricted for maintenance, weather, water quality, safety or capacity. Tell us promptly if an advertised amenity is unavailable so we can discuss an appropriate response.

9. Water safety & hygiene

There is no lifeguard on duty. Use the facilities only when open, within your swimming ability and in accordance with posted capacity and safety instructions. Non-swimmers must wear a properly fitted lifejacket in the pool. No diving, running, rough play or behaviour that endangers others. Keep pool gates closed.

Shower before entering. Remove makeup, creams, lotions and oils. Tie up long hair. In the hot tub, keep your head and hair above the water; do not submerge them. The hot tub is not a bathtub: do not use soap, shampoo, bath products or other additives.

Wear proper swimwear. Underwear, T-shirts and ordinary clothing are not permitted in the water; swim shorts designed for swimming are permitted. Speak with management about disability-related attire needs.

Do not enter with open sores, a communicable illness that could spread through water, or symptoms that make water use unsafe. Do not use facilities while impaired. If you have health concerns about heat or water exposure, seek advice from your healthcare provider before use.

No glass is permitted in the pool, hot tub or surrounding deck areas. Drinks in the hot tub must be in a plastic cup or beverage can. Keep drinks out of the water and remove all cups, cans and rubbish when finished. No food in the water.

Respect personal space and other guests’ comfort. Do not change temperature or equipment settings, block drains, or sit, stand or lie on the hot-tub cover. Follow staff instructions for jets and covers; ask for assistance if unsure.

Leave the water immediately if you feel unwell or if staff direct you to exit. Report injuries, contamination, broken equipment or unsafe conditions immediately. Breaches may result in suspension of amenity access or further action under section 17.

10. Sauna rules

Use the sauna only during the hours posted by Stay549 and never after the common-area closing time. Follow all posted operating instructions, capacity limits and any session limits. Keep sessions short and leave immediately if you feel dizzy, faint, uncomfortable or unwell.

Wear swimwear or suitable sauna attire and sit on a towel. Keep clear of the heater and rocks. Do not cover the heater, place anything on it, dry clothing in the sauna or change equipment settings.

Do not pour water, oils or other substances onto the heater or rocks unless Stay549 has expressly authorized this and the posted instructions permit it. Do not attempt repairs or operate controls you have not been instructed to use.

No food, drinks or glass inside the sauna. Keep valuables and electronic devices outside. Keep noise low, avoid strong fragrances and respect other guests. Do not use the sauna while impaired. Seek healthcare advice before use if you have concerns about heat exposure.

11. Accessibility & service animals

Stay549 has steep staircases, uneven outdoor surfaces and no elevator. Some rooms and amenities require stairs and may not be accessible to every guest. Contact us before booking to discuss your specific access needs, available routes and any assistance or adjustments that may help.

We assess accommodation requests individually in accordance with applicable human rights and accessibility requirements. The physical limitations of the property do not remove those obligations. Service animals and support persons are accommodated as required by law; contact us to discuss practical arrangements.

12. Parking, housekeeping & shared spaces

Complimentary parking is subject to availability. Park only where directed, keep access routes clear and secure your vehicle and belongings. Unauthorized vehicles may be removed only in accordance with applicable law and posted requirements.

For longer stays, a CAD $25 cleaning charge applies for each seven-day period where disclosed in the booking total or agreed before an extension. Follow the housekeeping schedule and provide reasonable access for agreed cleaning or necessary maintenance, with notice where practicable.

Use shared kitchens and lounges considerately. Clean up after use and follow posted food-storage and appliance instructions. Only services and inclusions expressly stated in your reservation are included in the room rate.

13. Personal information & security cameras

We collect personal information needed to manage reservations, verify identity where appropriate, process payments, provide services and meet legal obligations. Information is shared with booking and payment providers as needed for these purposes, or as permitted or required by law. Marketing communications are handled separately where consent is required.

Exterior security cameras monitor designated outdoor areas for safety and security. Cameras are not installed in guest rooms, bathrooms or changing areas. Camera locations and fields of view must respect guests’ reasonable privacy, particularly around amenities.

Recorded information is restricted to authorized personnel, safeguarded, retained only as long as reasonably necessary for its purpose or legal requirements, and securely deleted when no longer needed. Disclosure, including to law enforcement, must have a lawful basis. These terms do not provide blanket consent to unrelated monitoring or uses.

Contact management using the details below for privacy questions, requests to access or correct your personal information, or concerns about camera coverage. Access is subject to applicable law and the privacy rights of others.

14. Mail, deliveries & use of address

Stay549 does not offer mail-forwarding or business-address services. Obtain written approval before arranging deliveries. Unapproved mail or packages may be refused or returned unopened to the sender through the carrier.

Do not use the property address to register a business, establish financial accounts or represent an ongoing residence without a lawful basis and any required consent. Nothing in these terms prevents a truthful statement of your actual temporary accommodation where legally required.

Where a delivery has been accepted, contact us promptly to arrange collection or return. Shipping, handling or storage charges must be disclosed and agreed in advance. We will handle uncollected items in accordance with applicable law; receipt does not authorize us to open or discard your mail at will.

15. Personal belongings & lost property

Keep valuables secure and do not leave items unattended in shared areas or vehicles. Report missing items promptly. Storage or safekeeping services are available only if expressly agreed; do not assume that a safe or front-desk storage is provided.

Contact Stay549 about items left behind. Return shipping must be arranged and paid for by the owner, with any handling fee agreed in advance. Lost property will be handled in accordance with applicable law. Responsibility for loss, theft or damage is determined by applicable law; no blanket exclusion overrides legal duties.

16. Damage, extra cleaning & additional charges

You are responsible, to the extent permitted by law, for damage or loss caused by you or your party beyond normal wear and tear. Report accidental damage promptly. We may seek reasonable, documented repair, replacement or extra-cleaning costs attributable to that damage.

Any claim for lost room revenue must be lawful, supported by evidence and limited to a reasonable loss after mitigation. Ordinary wear, unsupported estimates and duplicate recovery are excluded.

We will provide an itemized explanation and supporting information for disputed charges. Card charges must comply with your payment authorization, applicable law and payment-provider rules. Nothing here permits unlimited or unexplained charges to a card on file.

17. Breaches, refusal of service & termination

We may restrict amenities, refuse service or end a stay for serious or repeated rule breaches, non-payment, fraud, unauthorized visitors, or conduct that threatens safety or materially disturbs others. Where practicable, we will explain the concern and allow an opportunity to correct it; an immediate safety threat may require immediate action.

Any removal will follow lawful procedures and applicable accommodation obligations. Charges and refunds will be assessed under the confirmed booking terms and applicable law. Ending a stay does not automatically forfeit every payment or authorize punitive charges.

18. Safety, liability & unexpected events

Follow safety instructions, use facilities responsibly and promptly report hazards. Pool, hot-tub, sauna and outdoor use involve risks including heat exposure and slips. Acknowledging those risks does not waive rights that cannot lawfully be waived or relieve Stay549 of duties imposed by law.

Each party remains responsible for loss or injury for which it is legally liable. These terms do not exclude all negligence claims, impose a blanket indemnity on guests or shorten statutory claim deadlines.

If an event beyond our reasonable control affects your reservation, we will notify you as soon as practicable and discuss available alternatives. If we cannot provide the booked accommodation, we will refund payments for accommodation we cannot provide, subject to applicable law. Additional legal rights remain unaffected.

19. Complaints, governing law & changes

Please contact management promptly so we can try to resolve a concern. You are not required to waive statutory complaint rights or use binding arbitration. Mediation or arbitration may be agreed voluntarily after a dispute arises.

Manitoba law and applicable federal Canadian law govern these terms. Disputes may be brought before a court or tribunal with jurisdiction, subject to mandatory rights that apply elsewhere. An invalid clause does not affect the remaining terms where they can continue lawfully.

Changes apply to future bookings after disclosure. We will not unilaterally change a confirmed reservation’s material terms. Reasonable operational safety instructions may be updated and communicated during a stay, subject to applicable law.
